THE CHALLENGE

Leigh Works is a 600m² creative co-working space in Leigh, Greater Manchester. Operating a shared workspace at this scale presented challenges familiar to any co-working operator: managing access for hundreds of members, tracking energy across multiple zones, keeping costs down while providing a premium experience. Before cosmOS, these were handled manually — time-consuming and error-prone.

THE APPROACH

cosmOS was deployed across the full site as the live demonstrator and development environment. Rather than a phased rollout, all five core modules were implemented simultaneously: security and access control, energy monitoring, real-time information displays, room booking, and intelligent lighting. Leigh Works became both a product and a proof of concept.

THE OUTCOME

The results speak for themselves. Leigh Works recorded a 51.2% reduction in electricity consumption, a 24.1% reduction in gas usage, and achieved 199% of its carbon reduction target. The space now operates with full real-time visibility across energy, access, and room booking — with members benefiting from seamless keyless entry and self-service space management. Beyond the numbers, Leigh Works proved that cosmOS could deliver measurable outcomes in a live, occupied building — making it the foundation for every deployment that followed.

THE CHALLENGE

Wigan Civic Centre required clear, real-time visibility into building energy performance across tenant areas and HVAC usage, with a need to understand where consumption was occurring and where optimisation opportunities existed. Because the building had not yet completed a full year of operation, there was no established annual profile to benchmark against, making it harder to forecast long-term usage with confidence. The site is fully electric — all heating, lighting and power is supplied electrically with no gas supply or on-site energy generation. That made accurate monitoring and optimisation of electrical demand especially important from both a cost and carbon perspective.

THE APPROACH

cosmOS was deployed to provide detailed energy monitoring and reporting across the building, including tenant-level energy tracking and HVAC usage by demise. The scope included carbon footprint reporting, energy cost tracking, AI-led alerting for excess usage, and a framework for automatic invoicing once integrations are complete. Early platform analysis identified a major optimisation opportunity within the HVAC system. That optimisation was implemented immediately, allowing the building team to move beyond passive monitoring and act on a specific inefficiency identified by cosmOS.

THE OUTCOME

Using November as the baseline month, Wigan Civic Centre recorded 29,500 kWh of electricity consumption, equivalent to approximately 5,200 kg CO₂e. Following the HVAC optimisation, usage in that system fell by 80%. Based on the November profile, that translated into an overall building energy reduction of nearly 60%. In practical terms, that is a saving of around 17,000 kWh per month and a carbon reduction of approximately 3,000 kg CO₂e per month. Beyond the immediate savings, the building now has the data foundation needed to build a more accurate annual energy profile and to continue identifying further optimisation opportunities as the building matures operationally.
